As a result, choosing the right structure is no longer a given\u2014it has become a matter of weighing the options.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Why equity is the real obstacle<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Portuguese banks use the lower of the purchase price and the appraised value. The LTV for non-residents is capped at 60\u201370 % in practice; the maximum term is 30 years, and the debt-to-income ratio is limited to 30\u201335 % of net income. Specifically, for a property valued at \u20ac300,000, you must come up with \u20ac90,000 in <a href=\"https:\/\/www.lica.ch\/en\/real-estate-loan\/buy-property-without-own-funds\/\" data-type=\"link\" data-id=\"https:\/\/www.lica.ch\/credit-immobilier\/comment-faire-un-achat-immobilier-sans-fonds-propres\/\">equity<\/a> and approximately \u20ac29,000 in fees, or nearly 40 % of the cash price. That is where the real sticking point lies.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Structure 1: Swiss personal loan for equity and a Portuguese mortgage<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The mechanic unfolds in five steps. On a property valued at \u20ac300,000, it eliminates the stamp tax on the loan (0.6% %), the bank appraisal fee, the application fee, and the mandatory life insurance, resulting in direct savings of approximately \u20ac2,100. The closing time is reduced to 3\u20134 weeks. Most importantly, it gives the buyer the negotiating power of a cash buyer: a discount of 5 to 10 %\u2014equivalent to \u20ac15,000 to \u20ac30,000 on a \u20ac300,000 property\u2014is regularly obtained, well beyond the interest rate differential. No exposure to the Euribor, as the rate is fixed for the entire term.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The trade-off must be stated clearly: higher monthly payments, debt capacity pushed to its limit, and 100 % of the debt denominated in CHF, even though the property and rent are in euros. This is the real weakness of this arrangement.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Swiss fixed rate versus Portuguese variable rate, the calculation that no one does<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The Portuguese mortgage at 4.2 % is a variable-rate mortgage indexed to <a href=\"https:\/\/www.ecb.europa.eu\/stats\/policy_and_exchange_rates\/key_ecb_interest_rates\/html\/index.fr.html\" data-type=\"link\" data-id=\"https:\/\/www.ecb.europa.eu\/stats\/policy_and_exchange_rates\/key_ecb_interest_rates\/html\/index.fr.html\" target=\"_blank\" rel=\"noreferrer noopener\">The Euribor 6<\/a> months (2,596 %). The right answer depends on your investment horizon and the currency in which you receive your income.<\/p>\n<\/blockquote>\n\n\n\n<h3 class=\"wp-block-heading\">Do not forget the Swiss tax aspect.<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Portuguese assets are tax-exempt in Switzerland but taken into account for determining the tax rate (progression), according to <a href=\"https:\/\/www.fedlex.admin.ch\/eli\/cc\/1975\/2457_2457_2457\/fr\" data-type=\"link\" data-id=\"https:\/\/www.fedlex.admin.ch\/eli\/cc\/1975\/2457_2457_2457\/fr\">the double taxation convention<\/a>.
