Bathroom renovation cost in Switzerland: tips and loans

Bathroom renovation cost

According to Homegate, a bathroom renovation in Switzerland can cost between CHF 15,000 and 70,000. This benchmark depends heavily on the scope of the work. For owners of single-family homes or condominium units (PPE, Swiss condominium ownership), a personalized budget is therefore the priority. Here is how to read quotes, prepare the work and compare financing options. The tax and legal information reflects the situation as of 02.11.2026.

Bathroom renovation cost in Switzerland

Homegate gives a range of CHF 15,000 to 70,000 in its article of 15.12.2024. This is a dated editorial benchmark, not a survey of November 2026 prices. Only a quote tailored to your home allows you to estimate the project cost.

First, define the scope of the work. For example, a refresh generally keeps the existing layout and limits replacements. A complete renovation, on the other hand, replaces more elements. Finally, a remodel can even change the layout and move the fixtures.

These projects therefore do not involve the same services. Fixtures, finishes and the condition of the existing installations also affect the budget. In addition, a technical issue discovered during the work may require adjustments.

In particular, check that each quote includes the following items:

  • Planning, coordination and protection of the areas being kept.
  • Demolition, removal and waste disposal.
  • Assessment and, if needed, professional asbestos treatment.
  • Substrate preparation, wall and floor coverings, and tiling.
  • Work on electrical wiring, pipes and connections.
  • Sanitary fixtures, faucets and planned furniture.

Also ask what the company excludes from its price. A seemingly inexpensive quote becomes hard to compare if several services remain undefined.

To renovate a bathroom, compare detailed quotes before choosing how to finance the work!

Finally, keep three separate budgets: the planned work, the contingency reserve and any financing costs. Loan interest is not part of the renovation quote. However, it increases your overall spending.

When should you renovate your bathroom?

The MoneyPark and Helvetia table marked “12.21” indicates a lifespan of 30 years. This benchmark applies to the bathroom as a whole. It is neither a guarantee nor an obligation to replace it at that age.

Instead, watch for signs that warrant an inspection:

  • Recurring leaks or signs of moisture.
  • Persistent mold.
  • Old pipes whose condition is uncertain.
  • Comfort that no longer meets everyday needs.

Before opting for a simple refresh, have a professional assess the damage. A new finish does not necessarily fix the underlying cause.

In addition, plan for your future needs. Discuss a walk-in shower, accessibility and safety. Addressing these points at the design stage lets you compare projects suited to how you use the room.

Tips to reduce the cost of a renovation

The best savings do not always come from choosing the lowest quote. They start with a clearly defined scope. Homegate notably recommends three comparable quotes and staggered payments based on actual progress.

  1. Prepare a common specification. Request at least three quotes for the same work, products and quantities. Also compare substrate preparation, disposal and exclusions.
  2. Discuss the existing layout. Ask the contractors whether keeping some connections in place would simplify the work without compromising the intended use.
  3. Check availability before ordering. According to Homegate, some tiles or furniture can take up to twelve weeks to deliver. This lead time does not reflect the duration of the work.
  4. Have the coordination spelled out. Identify who organizes the different trades and when each contractor steps in.
  5. Set aside an appropriate reserve for uncertainties. Ask which items remain hard to assess before demolition, rather than applying an arbitrary percentage.
  6. Set rules for extras and payments. Have changes approved in writing. Avoid paying the full amount in advance, and tie payments to verified progress.

In a condominium, check the rules on shared pipes, work and contractor access with the property manager. Also clarify working hours and possible disturbances. These checks depend on the building and the planned work.

If you suspect asbestos, request a professional assessment before any work. Do not try to remove the materials concerned yourself.

Finally, schedule a final walkthrough with the contractors. It lets you discuss the work done and any remaining issues.

Bathroom renovation and taxes before 2029

Not all bathroom renovation costs receive the same tax treatment. The key distinction is between maintenance and value-enhancing improvements.

Maintenance aims to preserve existing value. An improvement that adds value counts, for that portion, as a value-enhancing investment. That portion cannot be deducted from taxable income as maintenance.

A single project can include both categories. So ask for detailed quotes and invoices. They make it easier to allocate the services, without guaranteeing that the tax authorities will accept the split.

Until the end of 2028: maintenance costs may be deductible depending on their nature and the rules that apply to your situation. However, do not automatically treat the entire invoice as deductible.

From 2029: according to the Federal Council press release of 01.04.2026, the reform takes effect on 01.01.2029. It abolishes this deduction for owner-occupied homes. This applies to federal, cantonal and municipal taxes. The deduction remains for rented or leased properties.

Before setting your timeline, have the cantonal tax authority confirm the cost allocation and the tax year to which it applies. Signing a quote before 2029 does not guarantee a deduction.

The energy-saving investments are treated separately. The reform ends their deduction for direct federal tax. The cantons may keep these deductions temporarily.

It also restricts deductions for debt interest. So do not assume that loan interest will remain deductible for the full term. Finally, a possible tax advantage does not, on its own, justify rushing the work.

How to finance the cost of a bathroom renovation

Start by drawing up the full budget, then decide on the safety reserve to keep. Next, identify the savings you can actually use. Any remaining balance is your financing need for the work.

MoneyPark and Helvetia outline several options, including a mortgage, pension assets and a personal loan. Their suitability, however, depends on current conditions and your situation.

Compare the financing options:

  • Savings : Funds used: your available money. Conditions and fees: no loan interest. Burden and total cost: no monthly loan payment for this portion. Impact on assets: a smaller cash reserve after payment.

  • Mortgage increase : Funds used: depending on the proposed structure. Conditions and fees: property value, financial capacity, fees and amortization to be reviewed with the lender. Burden and total cost: to be calculated over the chosen term. Impact on assets: a higher mortgage debt.

  • Withdrawal from the 2nd pillar : Funds used: pension assets, if the project qualifies. Conditions and fees: check current rules and how the withdrawal is taxed. Burden and total cost: factor in the impact on your retirement savings. Impact on assets: funds taken out of the retirement plan.

  • Personal loan : Funds used: a possible additional amount, as needed. Conditions and fees: creditworthiness and the lender’s offer. Burden and total cost: contractual monthly payments, interest and any fees. Impact on assets: additional debt, with no mortgage increase for this option.

A withdrawal from the 2nd pillar (Swiss occupational pension) is not automatically available for every renovation. Have the eligibility of the work and the personal consequences officially confirmed before choosing this option.

For loans, compare consistent amounts and terms. A lower monthly payment does not necessarily mean a lower total cost. Scaling back the project, gradually building up savings or not borrowing at all are also options.

Lica compares offers from several lenders and checks whether the planned monthly payment remains affordable. The broker does not lend money itself; the lending decision rests with the lender.

Personal loan for a bathroom

Here is an illustrative example, which is not a commercial offer. The work costs CHF 30,000 and a personal loan covers the full amount, with no personal contribution.

Simulation assumptions: 60-month term, fixed nominal annual rate of 5.9%, constant monthly payments and no additional fees. The calculation uses a monthly rate equal to the nominal annual rate divided by twelve.

  • Amount borrowed: CHF 30,000.
  • Monthly payment: about CHF 578.59.
  • Total repaid: about CHF 34,715.
  • Interest cost: about CHF 4,715.

Illustrative variant: with CHF 5,000 in savings, the loan drops to CHF 25,000. Under the same conditions, the monthly payment is about CHF 482.16. Interest then amounts to about CHF 3,930. This contribution reduces the loan, but also the cash you keep.

The 5.9% rate is an assumption. It is neither an offer from Lica nor a promise of approval. Amounts are rounded; the contractual repayment schedule is binding.

Legal framework: according to the Federal Office of Justice, the cap for cash loans has been 10% since January 2026. This legal maximum is not a rate on offer. Article 16 of the CCA (Swiss Consumer Credit Act) provides for written withdrawal within fourteen days.

Article 28 of the CCA requires a creditworthiness assessment based on repayment within thirty-six months. This rule applies even with a longer contract and takes into account existing credit. The simulated monthly payment is therefore not enough to establish eligibility.

Have your proof of income and expenses ready. The quote helps document the project, but it is not a universal legal requirement.

Before any application, Lica analyzes the household budget to adjust the planned amount and term. This support does not allow you to bypass the creditworthiness assessment.

In Switzerland, financing a renovation with a personal loan means comparing the total cost while keeping a financial reserve.

Bathroom renovation FAQ

How much does it cost to renovate a small bathroom?

Floor area alone is not enough to set a price. Fixtures, finishes and technical work also matter. The Homegate benchmark of CHF 15,000 to 70,000 covers renovations of different scopes, with no specific rate for a small room. Ask for comparable quotes rather than an estimate based only on square meters.

How long does the work take?

The sources cited do not allow a reliable general duration to be given. Have a schedule drawn up that separates orders, work and final inspection. Some items can take up to twelve weeks to deliver. That does not mean the contractors will be in your home for that entire period.

Can you finance a bathroom without a mortgage?

Yes, there are several options: savings, a personal loan subject to conditions or a withdrawal from the 2nd pillar if the work qualifies. No solution is automatically available. For a loan, affordability remains decisive, even if you own the home.

Prepare your renovation and apply for financing

A successful renovation starts with consistent decisions, not with choosing financing right away. Before placing orders, keep these three points in mind:

  • A realistic budget: start from comparable quotes, then separate work, contingencies and any loan costs. Keep a reserve that matches your household’s needs.
  • A well-prepared project: clarify services, orders, responsibilities and payments. In a condominium, also check the applicable rules with the property manager.
  • Verified taxes: have the maintenance portion and its allocation confirmed before the end-2028 deadline. A possible deduction does not justify rushing into a loan or into the work.

Personal loan financing can meet a clearly defined need without increasing your mortgage. However, its cost may exceed that of a mortgage solution, depending on the offers, fees and terms compared. It also commits your budget for several years. A monthly payment that is affordable today must remain compatible with your other expenses.

Lica offers a free, no-obligation analysis of your situation. The broker compares offers from several lenders, without guaranteeing approval. It supports you through the process up to financing, if a lender accepts the application. This analysis also helps you consider borrowing less or not borrowing at all.
